Aerial Photography for Connecticut Shoreline Real Estate
Connecticut's Long Island Sound shoreline runs for about 250 miles and contains some of the state's most valuable and visually distinctive real estate — barrier beach neighborhoods, tidal marshes, rocky points, private docks, and waterfront estates that sell as much on their relationship to the water as on any interior feature. Drone photography is arguably more essential here than anywhere else I fly.
Why ground photos fail shoreline listings
A waterfront property's value is tied directly to the water — how close it is, what the water access looks like, how the property sits relative to the Sound, and what the views are. Every one of those things is invisible or misleading in ground photography. A listing photo from the backyard shows maybe 30 feet of water. An aerial shot from 150 feet shows the full beach access, the dock, the relationship to the sound, and the surrounding context — including how private the waterfront is and what the neighboring properties look like.
I've shot shoreline properties in Westport, Milford, Madison, Guilford, and Stonington where the aerial images made it immediately clear what made the property special. The water views look completely different from above. The private beach access that sounds good in listing copy becomes visually obvious from a drone shot in a way that converts browsers into showings.
The tide and light question
Shoreline drone work requires a bit more planning than inland shoots. Timing matters — shooting at low tide on a beach property exposes more sand and makes the water access look smaller; shooting at high tide makes the water presence look more dramatic. I'll check tide charts before any shoreline shoot and we can discuss what's most favorable for your specific property. Golden-hour light also makes a bigger difference on water than anywhere else — the reflection on the Sound at late afternoon is one of those things that consistently produces listing photos people share.
What's included and what it costs
Shoreline real estate photography includes aerial stills of the property and water frontage from multiple angles, plus edited aerial video. I deliver both within 48 hours of the flight. For larger waterfront estates or properties with docks and outbuildings, the shoot takes a bit longer to cover fully — I'll give you an accurate time estimate when we talk through the property.
