Drone Photography for Real Estate Listings in Fairfield County, CT
I've flown a lot of properties in Fairfield County — New Canaan, Darien, Greenwich, Westport, Wilton, Ridgefield. The market is competitive enough that agents are always looking for ways to make listings stand out, and drone photography has become one of the more consistent tools for doing that. But it's not the right call for every listing. Here's how I think about it.
When aerial photography makes the most difference
Lot context is the biggest one. Fairfield County buyers are often paying a premium specifically for privacy, acreage, or proximity to something — a nature preserve, a lake, a golf course. Ground photos can't show any of that. A drone shot from 150–200 feet shows exactly what's behind the property, what the neighbors look like, and how the lot sits relative to its surroundings. That's information buyers are trying to figure out from the listing before they ever schedule a showing.
I shot a listing in Wilton last year — large colonial, nice finishes, but the property backed up to open land with no development behind it. That context wasn't visible from the street at all. The aerial was the lead photo on the listing and the seller told me it was specifically mentioned in offers. That kind of thing isn't rare.
Properties that benefit most
In Fairfield County specifically, I see the biggest lift on properties above around $1.2M, properties with acreage or waterfront, and anything with a meaningful outdoor feature — a pool, guest house, tennis court, detached barn. Those things look completely different from the air than from the ground. For a condo or a smaller in-town lot where context isn't a selling point, aerial adds less.
Commercial and multi-family properties almost always benefit from aerial documentation regardless of price point — buyers need to understand the full footprint, parking, access, and surrounding area before underwriting a deal.
What the photos and video look like
